Many people enter the wholesaling business after hearing a guru try to sell a course or during a “rah rah” weekend, wholesale real estatewhere everyone gets pumped up and energized by all the talk of money. Much start off doing what is suggested by getting a list of buyers and putting out bandit signs. Craigslist – Any good wholesaler will always have some online marketing going on in order to bring in more cash buyers. Craigslist is in the top 10 most visited websites on the internet and its great for SEO results too. Typically a wholesaler should be posting anywhere between 10-40 ads a week in their city of work. Place the ads under real estate services and create a listing to post under for sale by owner. Headlines such as, “Only Serious Cash Buyers can see my deals”, or “(City) Top Wholesaler”, will capture the eye and set you apart. Within your ad you want to have a quick recap of what you have or do and a link to your website, which should be a free blog site to capture peoples name and email.

WordPress – This is a blog site and its free. If you go to WordPress and set up a free blog, you should use a keyword based name that is unique to your city for example: YourCityTopWholesaler(dot)Wordpress(dot)com. WordPress actually has a squeeze page theme that you can use to capture peoples email and information. I suggest you use an email capture site like aweber dot com.

Email Service – Constant contact is the best email service provider and it’s cheap. For as little as 15 dollars a month, you can have a professional looking email blast that will keep you in touch with all of your cash buyers.

Whenever you have a wholesale deal under contract, or are announcing an event, or marketing a product, using email provider like constant contact will be the best tool for your wholesaling business.

Direct Mail – Direct mail is a MUST if you want to start generating leads. Here is what you do, first, you buy a list from a list provider online. Many people use MelissaData dot com for their leads, but there are others like Sales Team Live that provides this data too. Using this list, you create a piece of mail – typically a yellow letter folded into an invitation envelope.  The reason you want a yellow letter in an invitation envelope is because they get opened more and your response rate is higher.

Put it all together – When you start looking for cash buyers for wholesale deals, use craigslist ads online and put out announcements throughout the city, either by placing a sign alongside the road, or an ad on penny savers. Direct all of them to go to your site and sign up. You will use the email service provider to get in touch and WordPress to host your squeeze page. While you start building potential buyers, start looking for sellers. Buy the list, and send it. Track your response and send that same list a follow up letter within 3 weeks. Repeat the process for at least 4 months.
