Tips on Negotiating a Real Estate Wholesale Deal

When presenting an offer to a seller, no matter how motivated or not they are, there are a few tips that could make all the difference in the world. As a real estate investor and wholesaler, even if you are the best marketer in the world, if you cannot present a contract and get it signed, you won’t make money.  Not only that, even after you do get a property under contract, the seller can back out if you are not careful. Luckily for you real estate wholesalers,  I have some tips that will help you get over the fear and get your contracts signed. Below I have the step-by-step process you will want to practice when trying to get a wholesale deal under contract.

  1. Practice Practice Practice. If you are serious about being a wholesaler and/or a real estate investor, you must practice. Use your parents, your friend’s parents, anyone who is a homeowner and is wiling to help you sharpen your skills. This is the best way to know where you lack in know-how and what your strengths are.
  2. Read the contract over at least 3 times before you ever present it to a motivated seller. You should have a contract already, if not, you can get one from your local real estate office. Most contracts say the same thing in various points; make sure you know what each one says. When you present the contract to a seller, they do not want to read the whole thing, they want you to do it for them. Go over each point using as few words as possible and as simple as can be. In Illinois almost all sellers have an attorney who usually reviews the contract anyway. The more you sound like you know what your doing, the less defensive a seller will be.
  3. When describing each point, always say that it is standard. Put a positive spin on everything you re presenting and push to have the agreement signed.
  4. Tell the seller that you are working with a investment group and that you will be getting paid by them. This is a way of telling them you will assign the contract, with out telling them exactly what that means. Sellers will get irate and some won’t care. It is up to you to stay in touch and have as much control of all the steps as possible.

Now, go get your wholesale contract and get yourself some real estate deals going. The best part of wholesaling is that you can do it at anytime you want. So start practicing today and get better at it as you go along. Get a coach if you’d like, but you won’t need that until you can afford a good coach and know if wholesaling works for you.
